What is included in the price?

Everything except unlimited electricity.
“Pay as you go” meters have been installed in each cottage and these are pre-loaded with a £10 credit for every week that guests propose to stay. The meters accept £1 & £2 coins. Towels, sheets, duvets, tea towels, dishwasher tablets and wood for the log burners etc are included.

Do you charge for tiny tots?

Tots under the age of three that can fit in a cot are not chargeable. We provide traditional cots or travel cots, stair gates and high chairs free of charge. Please do let us know if you will be joined by a little one.

What is your policy on animals?

We take well behaved animals. We have stables and fields for horses and ponies. Well behaved, friendly and clean dogs are allowed on the understanding that you clear up any mess after them and that they are not left unattended in the cottages. Yes, but what about my budgie? So long as you bring a cage, budgies (and parrots) are free.

Have the bedrooms got double beds or are they twins?

The fixed doubles in Smiddy, Norton and Kiri (one in each cottage) are king-size beds. All of the other rooms are twin bedded but these can be arranged as super-king-size if required. But please do let us know well in advance how you would like the rooms to be set up.

Where are the nearest shops and pub?

Our nearest pub is only a 1.5m walk away (albeit down/up a steep hill) with plenty more in close proximity (link to see and do page). Withypool has a small local shop and there are plenty to choose from in Dulverton.

Are there Petrol Stations on the moor?

These are few and far between so please fill up before you head too much off-piste. Notable petrol stations are at Morrisons Tiverton, South Molton and Wheddon Cross.

What about child safety?

The open lawns which surround our cottages are intended for communal enjoyment, but the site itself which includes a playground for children under ten years of age, is enclosed. We have gates for most of the staircases. Please note that although we love having children here, they are your responsibility.

We welcome bookings of multiple cottages for family gatherings. Special discounts are available for group bookings. How much will a holiday cost?

Our cottages offer great value for money. The price of your stay will depend on the time of year and the cottage selected. Prices are shown on the prices/availability page.

How and when do we pay?

We accept most credit / debit cards via the website and also bank transfers over the telephone for instant confirmation. An initial deposit of £100 is payable on booking with the balance due four weeks before the start of your holiday.

Whats provided for horses & ponies?

We can accommodate up to four horses/ponies on a DIY basis. Water buckets and stable cleaning equipment are provided together with one bale of dust extracted wood chip bedding. Turn out in the form of a 2.5 acre well fenced paddock, located in view of the cottages and we have riding direct to the moor. Electric fencing for the purpose of paddock division can be supplied. You will need to bring your own feed.

Should we take out insurance?

We recommend that you do take out some form of insurance. This is because once the holiday is booked it will be your responsibility to pay in full even if you are unable to come. It is our sincere hope that it will be possible to negotiate mutually acceptable arrangements in the event of unavoidable cancellations. However, if communications break down, appropriate action will be pursued to recover rental payments which are deemed to be due.
