What is included in the price?

Everything except electricity, we read the meter on your way in and when you leave. The first £10 of electricity per week is free and we charge you our current suppliersprice for the rest. So, towels, sheets, duvets, wood for the fire etc. are included.

Should we take out insurance?

We recommend that you do take out some form of insurance and we will send you a proposal form with the confirmation of your booking. This is because once the holiday is booked it will be your responsibility to pay in full even if you are unable to come.

What about availability?

Please look at our availability calendar or phone us on 01398 341400 for up to date information. If no one answers please leave a message as we try to check our answering service every two hours or so.

How much will a holiday cost?

Depending on the time of year and the cottage our 2013 prices range from £275 to £735 per week; less for short breaks. Press here to go directly to the prices page; the booking page has got all of the small print regarding terms and conditions.

How and when do we pay?

We accept most credit cards over the telephone for instant confirmation or, if you wish, we will hold your reservation for seven days pending receipt of your cheque. An initial deposit of £100 is payable on booking with the balance due six weeks before the start of your holiday.

How big are the cottages, really?

They are big. Go to the cottages page and click on the individual cottage pictures to get more photos and a floor plan.

What is your policy on animals?

We take well behaved animals. We have stables and fields for horses and ponies. Dogs are allowed on the understanding that you clear up any mess after them and that they are not left unattended in the cottages.


Yes, but what about my budgie?

So long as you bring a cage, budgies (and parrots) are free.

Have the bedrooms got double beds or are they twins?

The doubles in Smiddy, Norton and Kiri are king size double beds. All of the other bedrooms are twin bedded that can be arranged as super-king-size doubles if required.

What about child safety?

We have an enclosed garden in front of the cottages; the playground, for children under the age of 10 is also enclosed. We have stair gates for some of the staircases, those that are not suitable can be barricaded. Please note that although we love having children here, they are your responsibility and we can accept no liability for any accidents or mishaps.

Where are the nearest shops and Pub?

There are pubs and shops in Dulverton, otherwise Sandy Way, Withypool and North and South Molton.More important we can tell you where the closest petrol stations are!
